    Costs of New Loft extension

    Hi

    I live in a three bedroom mod terraced house Vctorian house here in Liverpool.

    We would like some extra space and want to have our loft extended.

    We want one simple room for an extra bedroom or study.

    I would like some advice from any builders or contractors that deal with these types of conversions.

    Our attic is 7.8 m from front to back and 5.3 m from party wall to party wall.

    When a builder calculates the costs,How does he break them down to get an accurate quote.

    How long should the project take.

    What is the cost to bring heating pipes into the attic from the story below.

    Would it be possible to describe step by step how the system on converting an attic works.

      Oh double party wall - there are extra regs that cover noise & fire transmission

      When a builder calculates the costs,How does he break them down to get an accurate quote.
      Back of a cigarette packet + sharp intake of breath between teeth is the traditional method

      How long should the project take.
      Whatever you get told - double it

      What is the cost to bring heating pipes into the attic from the story below.
      Consider electric heating if the room is only going to be used occasionally - bear in mind any wet radiators installed will require bleeding

      Would it be possible to describe step by step how the system on converting an attic works.
      1: get quotes
      2 double the amount
      3: submit plans covering floor loading, roof truss design, staircase design for approval

      seriously there are loads of specialist attic convertors out there why not visit their sites - I'm sure there must be loads in the NW

            Ummmm this is an IT contracting forum.... are you sure you're on the right site here?

            Anyway, £30k to £40k with dormers, 2 months. You have enough space to get a nice double bedroom with an en-suite WC & shower room.
