    Property rental

    So, I have £100K to invest in property - Somewhere that I am likely to re-sell.

    I looked into Douglas as the recession is bottoming out there just now, but while the rental market is on fire with yields of 8%, the market is flooded with one-bedroom pads so they are not selling, so only for long term rentals....

    Any ideas on UK areas to get a decent property with a good yield for around the £100K mark from the CCUK-Pedia?

      Any Uni-Town. In the NW Manchester is favourite (and there are still some 2 bed flats for around that if you're not too picky), with Leeds not far off. I'd avoid Liverpool as the students there are not the most *ahem* academic.

        Be wary of uni towns. Lots of places have had recent investment in purpose built student accommodation blocks with more to come.

        For £100k you can probably but a full street of 2 bed terrace houses in the north, then rent them out via housing association. Strip out anything valuable first, like copper heating pipes, they're hard enough to go out on the town in only shorts/t-shirt or crop top/mini skirt in winter so don't need heating anyway.
        Maybe tomorrow, I'll want to settle down. Until tomorrow, I'll just keep moving on.

          £100k means you can mortgage up to a £400k buy for a BTL. Depending on your financial situation and with the new tax regime, you probably wouldn't want to leverage that far.

          I'd always say buy near where you live, because you know the area and at least you're nearby if for any reason you need to visit or get work done on the place.

          Don't rely on Uni towns, for reasons given by Hobo above.

          if you're looking to invest long term there are housing associations in Mancs that taken on properties for 5 year guaranteed rental schemes. Best if you can modify the house to become a HMO so that you can achieve good rent.

            Bolton. Property prices there have been completely stagnant for a good twenty years I believe. So it's overdue for a major rise

            (and you could probably buy a whole street for £100K)

              I bought in Burnley 95-96. Sold for same money about 5 years later. Rental income was great - but damage to property swallowed most of that.

              I believe around 05-10 the prices roughly doubled?

                    Look if you are buying a house and you only have 100k just say so. Loads of places for the likes of you, well away from people like me with proper cash.
