    Property price calculator

    I have been playing with this calculator and putting in previous sold prices for some properties to compare with current asking price, including my own house.

    Result. Either I and everyone else paid well over the odds in the past 10 years, or prices now are very cheap.

    We paid well over the odds. Personally I knew that at the time, but since the requirement was a place to live on our terms, not a market investment, I paid it.

      Hmm, so a house bought in 1975 for £10k is now worth £136k... try doubling it, and then add a bit more

          Oh, all right then.

          We put in an offer of 495 on a place December 2007, we missed out by 100 quid (thank ****) but the sale fell through and it sold for 415 in December 2008, using that site it says it should have went to 453 in that time so it is way out. Claims that the market has dropped 8% over that time but it is common knowledge market is down minimum 15%.

            I tried it and it's in line with optimistic levels for my area, I'm inclined to think that it's too optimistic.

                  I paid 97,500 pounds for a 4 bed detached 22 years ago. I only have approx 300K equity after the current crash.
