    Possible to rent for 3 months?

    Just started a 3 month contract in Edinburgh. Mrs is due to follow me in a few weeks time with baby when I've found us a place to live. Anybody been able to rent a flat from an agency for 3 months with posibility of extension?

    Will try gumtree in meantime but not much choice there.

    It's possible, but it needs a fair bit of shopping around.

    There are arguably more places available for shorter lets at the moment as lots of people can't sell and are letting as an interim measure so negotiation is practical.

      You might have to sign a contract for 6 months rental. Try to get a clause in that allows you to terminate early and if the landlord manages to get a replacement tenant that you at least get some rent back. However, don't pin your hopes on this you might have to pay 6 months regardless.

      If you are prepared to show new potential tenants around the place and assist in marketing prior to you moving out at 3 months the landlord might agree to it.

        If you're in an area where there's a high student population, it might be worth approaching landlords that have empty properties over the summer holidays.

          Most lenders will insist upon an Assured Shorthold Tenancy. In order to comply with this it has to be for a minimum term of 6 months. This might help:-

          Having said that the flat I recently rented was perfectly happy to be let on an initial 3 month term (and then rolling 1 month after that). [Though even though the documents said the intention was to creat an AST it technically probably didn't which might have given the owner some problems had I chosen not to leave].

          Look at a company let. That's the normal way of short term lets. There are BIK issues, but these disappear if you pay the company the same as it pays for the rental. [Though it's possible the '97 housing act makes this more difficult].

                  yup. Used these guys a couple of years back. Not the cheapest but short term from 1 month to 6 months.

                    Lots of landlords offering long let will consider short let if you offer around 5-15% above what they're asking.
