[Wilmslowesque] What should it cost to sell a house?

Apart from estate agent fees, which you should know at the time you go with them, what other costs are there when you actually make the sale? All I can think of is a solicitor, but no idea what that should cost. Anyone know?

For sale only? My solicitor charged £500, a figure which was agreed in writing before I took them on (barring exceptional problems occurring) + £50 insurance I took out against the sale falling through, in which case the charges would have been zero. This may have been cheap though (dodgy ones tied to the estate agent, as was the buyer), and the service was truly shocking. If it weren't a firm of solicitors I might have complained up the food chain because the lack of communication and mistakes cost me quite a bit in various ways, but I don't mess with the law.

The HIP was just over £200 IIRC, bought on the interweb. My removal costs were zero, but these can be pricey. Mortgage redemption fees? I think mine was about £250.
