To Bridge or not bother...property deal..

Just bought my first buy to let and another "bargain" has popped up... seriously tempted but short on the deposit needed so would have to finance the gap until another property deal went through to release some funds... can't guarantee the timescales on the latter deal so could be as little as a few weeks or as many as 12.... to buy or not to buy.... ??

      Previous experience?

I have a long term tenant (signed up a corporate for 36 months) so reasonably confident.
