    Survey On New(ish) Build Property

    So I am in the process of purchasing a new build flat as an investment. The flat is only 3 years old and has 7 year nhbc cover on it. Having never bought a new build before, should I have a full survey undertaken or is the mortgage company valuation survey sufficient ?

    NHBC is not worth the paper it’s printed on.
    I would not bother with a full structure survey; I would put questions in writing to the owner.
    Your solicitor must be a twat. The most important things are:
    Who is the Freeholder? Look into the background.
    What is the rent and when is the review or increase?
    Is there a Headleasee?
    Who is the management company?
    Get copies of all maintenance charges for the past three years!
    What are the maintenance charges for the next year?

        Does the building have a lift?

        If so expect the service charges to increase as the building gets older.
