Need to insure our house in the UK and current insurer only gives you cover if your main policy is with them ( bit difficult as they don't do insurance in cloggers).

We're currently using Landlord Insurance | Buy to Let Property Insurance | Simple Landlords Insurance who not only cover the rental property without needing to be our domestic insurer too, but even cover against DSS tenants (which is pretty hard to find).

No idea if they're any good in the event of a claim, but we could only find a couple who would cover DSS and our mortgage required cover in place.

Very important point - though it's more a case of asking permission than telling them. Ours requires we pay £200/year but otherwise the mortgage is unchanged - other providers might vary.

Yep! Have got a tenancy mortgage arrangement.

New tenants have clauses covering any instance that could impact our insurance.

Am well aware of the consequences.

Mate of mine hadn't informed their mortgage company or their insurer that they happened to be living in Hong Kong for the last few years and were renting their house out.

Their tenants went away on holiday in winter and the house happened to flood because of a burst pipe, cue many expensive phone calls, a new mortgage negotiation and much difficulty in finding a new insurer (albeit with a huge premium).

Direct line came up trumps in the end.

Pretty quick and efficient, no probs with us being resident abroad either. Most of the others were stipulating you had to have your main insurance with them in order to qualify for landlords insurance.

Had four goes over the phone. Did it online in the end.

Direct Line.Hopeless. Must admit lost my temper, told the agent to f**k off and slammed the phone down on them after 15 minutes.

"Can you confirm the tenants employed or retired?'
"Er. No. We've just been through this. I've bought the house, complete tomorrow and it's in the hand of the agents who are instructed to find professionals"
"Ah yes, but we have a 20 day/30 day and 60 day rule - waffle, waffle etc. So can you confirm that the tenants are employed."
"Well no, I cannot confirm that yet as I've not let it, it's with the agents"
"Oh sorry, in that case I cannot quote you"
