    When do you put your house on the market - before you've found somewhere you want to put an offer on or after?

    When you've decided you want to move!

    If you are actively looking to move but didn't find a place yet, put it on the market. If you're only interested in moving when you happen to find the perfect place in X months/years, wait until you find the place.

      It depends where you want to move to

      If the housing market is heating up where you want to move to, make sure you have a house to buy


      Otherwise consider selling and then renting short term where you want to move and buying without chain it makes life easier

        Thanks chaps.

        We've had 3 valuations and now got estate pimps snapping at our heels. However the pimps at the other end keep asking what position we're in and telling us we'd be better off with our place on the market...

        I just think if we marketed our place and had a buyer then made them wait until we found somewhere it might be a bit off - or is this how it's done?

          You can always put it on the market but refuse to sell for a bit.

            Yep - That is the dilemma, try it with a dead market for even more fun where you find the prefect place but can't get rid of yours.
            Good news is most people are in the same boat.
            Stick it on the market, fire up rightmove and kick a few tyres to 'hone' your search, you will get brilliant at assessing houses on the internet/from first 30 secs of viewing.
            People asking are wanting to judge whether you are wasting time so - got an offer is better than on the market is better than getting valuations.
            One other point - there is very little added value from any estate agent and the valuations are usually bumped up - market decides the price.
            SO - I just kept going till one agreed to do it for 1%. I would seriously consider using internet only, I can take better pictures and could do the viewings, if you cant, then cheapest local agent is best.
            ANYONE who can get it on rightmove is fine, no-one cares who is advertising it and no-one trawls the local agency shops anymore for ya normal type houses.
            Good luck, I had a nightmare with last minute changes, arguments over dates for moving etc....

              We've just sold ours without an Estate Agent, still just dependent on the chain below us though (:
