He paid 230k + has to pay 3 k per year ground rent

    fookin nuts
We bought a new build recently, which was never really the plan as we share the bias against them, but there's very little on the market around here. The builders have a good reputation and the previously built houses seem to be bedding in well. Main compromise is small back garden. Plus side is that it has a view of the mountains across the sea and the kids can walk to school. Overall it seems worthwhile so far.

Ground rent (leasehold?) is nuts on a house.

and maybe that's one of those new builds where the ground rent doubles every few years, making them completely unsaleable.

There was a big hoo ha about that a few months ago, because the solicitors (recommended by the developers!) never warned buyers of the terrible long term penalty of exponentially increasing ground rent.

(If there was any justice, those solicitors would have been disqualified for life, for gross dereliction of their professional duty!)

Good old Mournes I presume. 'In the North' you can buy out the ground rent for minimal cost.

ATW is more worried about the smell of kebabs from downstairs.

Looks like there is plenty of scope for some additional "features", should you luck out

It's like lots of things. Make sure you buy quality, but I agree that there is a lot of bad quality out there.

Unfinished walls? They're finished, they're just crap.

I don't usually see a house wall like that with ventilation holes.

                      Must be a new design
