        It reminds me of those who bought, renovated and sold houses during the housing boom, not realising that it was the market that made their profit, not the work they did, and they could have made much the same, without the additional work, by just holding on for a bit and flipping the property.

        I guess we're all guilty of some level of optimism bias, but it seems to affect some more than others. Perhaps arrogance is the reason for that.

                You know what, as i was writing that I was thinking about those Sarah Beeny shows a few years ago ... we're all experts in a rising market I'm an expert in property, never lost money from a sale ... but then I bought my first place in 1995 and the market has gone with me ever since

                      I was amazed to see my S&S account is today worth about 10% MORE than it's peak just before all this stuff started.
