Any good resources for a friend who would like to rent to a contractor(s)?

Is she renting the whole flat or rooms?

Either or both. Each room as its own lockable door, but there are shared spaces (kitchen, bathroom etc.). She previously has let it to managed gangs of foreign builders several at a time to fill the place for 12 week blocks, but that has on occasion been problematic - not least due to language barriers.

I think letting it as a whole four bedroom flat could be tricky with contractors as they tend to not work together at the same places for the same time like other professions such as solar-panel installer gangs.

Aren't there are different rules around Multiple Occupation Homes compared to letting the whole flat out isn't there so it's going to be very complicated if they are swapping and changing how they let it?

Is it really a place contractors would rent if it's at the level for foreign builders and installer gangs?

I'd say your friend needs to have a think about their letting strategy and target market, the rules about letting in that style and then think about where and how they advertise it.

At a push a Hilton but that’s a real push.

I refuse to use hotels that don't include wifi in the room price. I've stayed in a few Hiltons over the years. Never liked them. Rather shoddy under the veneer.

Another thing she could try, is advertising the rooms at the client co's which hire a larger number of contractors in the area. If she knows anyone that works at GCHQ, Power Companies etc, she could ask them if it's possible to advertise internally. That's what I did when I worked away before, I found somewhere through gumtree and when I was leaving the owners asked me to put it on the notice board at the client co, as they were keen to get someone from there as it was close by.

She's just looking to rent it at some point in the future, not just yet. I'm looking for avenues for her to advertise to a reliable crowd of potential IT contractors, as she has previously let it to gangs of builders, solar panel installers, that sort of thing - and it's been problematic at times.

But only if you have 5 or more people. She could keep under that with the rooms but the OP does mention gangs of foreign builders so could be many more. I just can't shake the feeling it's a bit of a iffy setup.

3 or more tenants = HMO
5 or more tenants = Large HMO

councils vary in their definition. From experience you may need significant extra fire precautions even with 4 tenants.
