      I have bought property at auction a few times. The price guide is usually munch lower than a realistic figure because it attracts bidders; it can also be lower than the reserve price.

      If you buy in the winter on a rainy day, sometimes less people will turn up and you can fetch a bargain.

      You need to do your homework to work out you maximum price. Beware of faults in the building.

        It wasn't auction, normal listing just with words "Guide Price" of X.

        P.S. Stamp duty these days is total piss take.
