      Nope...third one. First two where smooth and was entry level & mid range may be..This is slightly different...so different level of competition other players also tricky to deal...

        Yes did that, but response is like they are expecting above x...that x was the list price in dec last year. Now list price is x+50k (which was their staring list price last year).

          Ok. This one was fallen out twice after 'sale" now. I will not be surprised if it was due to seller. But as you expect EA says it was buyer troubles.

          I offered a flat 508, which was accepted. I had the condition that they get a move on because we wanted to be in before the next school year started and because I had that outstanding new property that I wasnt going to let go until we had completed. they had 3 months to sort things out.
          8 weeks later they still hadnt filled in the basic paperwork so there was no chance of a completion in time. i withdrew the offer (got slagged off by the estate agent) and bought the new house (which i also love)
          that house then sold about 8 months later for 500k.
          It's the way it goes...some sellers are greedy and stupid. It's now clear the previous fall throughs were due to the sellers (who i think were splitting up) and not because of the buyers as I was originally told.
          EDIT... If it's what you want then I would quickly negotiate to the price you are willing to pay and walk away if they wont go there.

            OK, so you've started negotiations, their response was "like" something, but you weren't happy or prepared to counter. OK, walk away, go get a different house.

            Doesn't matter if x was last year's price, last week's price or whatever. If they aren't prepared to accept below that, and you aren't prepared to offer that much, then start looking: Properties For Sale in RG14 2FN - Flats & Houses For Sale in RG14 2FN - Rightmove

              Anyone with a minimum of common sense and street smarts would have walked away long time ago. Too many alarms ringing, not worth the effort.

              The OP instead will end up doing what is told and overpaying the house. He's already shown his cards and his inability to bluff. They saw him coming a mile away and, rightly so, they'll take advantage of his naivety.

                    I am not that stupid [emoji2957]..looking for houses for last 2 years and liked only 2 out of 50+ houses i saw. Me too got many concerns on this house & sellwr, but other house I liked already sold. And my buyer is getting impatient as well. I took narly 8 months to sell mine that too after dropping price by 5%..
