The latest Bank of England figures show that lenders approved 45,723 home loans, compared with a 22-month low of 42,719 in December – ahead of forecasts of about 42,900 approvals.
Signs of ongoing stabilisation in the housing market were reinforced by the latest building society lending figures, showing that gross mortgage lending by mutuals rose 38pc year-on-year in January to £1.4bn, while Nationwide delivered an unexpected fillip.
The building society said UK house prices climbed last month by a seasonally adjusted 0.3pc month-on-month, defying estimates for a 0.3pc fall following January's 0.1pc drop.
